This listing is for an 8′ x 12′ Tuff Shed Barn Conversion identical to the one I have on my property, and listed on AirBnB (The Bellagio of Barns). If you already have a barn, or are interested in something larger than 8×12, then click HERE to schedule a Site Consultation for your property.

INCLUDED WITH PURCHASE:

1. Site Consultation for Your Property

We will go over best placement for the barn, as well as other amenities like solar panel racks, water tanks, shower building, etc. This is also where we will pick out the color scheme. TuffShed has their available colors, I have a limited set of color schemes that look amazing in the Sonoran desert, or you may want a custom color that matches already existing structures or landmarks on your property. You can have it in any color you want, as long as it’s Behr paint.

Please, be mindful that the customer is responsible for clearing and leveling the build site.

2. 8′ x 12′ Tuff Shed Barn w/ Loft

Tuff Shed sends out their own crew to build the barn on site. They usually handle it in one day. It comes with (3) 2ft x 2ft windows, a lockable door, 6′ x 8′ loft, 7′ ceiling under the loft, 12′ ceiling in main gallery, radiant barrier ceilings, premium shingles, house wrap, and 30 year / no maintenance exterior siding.

3. Full Interior Conversion

After TuffShed finishes building the barn my crew will show up to do the conversion. First we will install R-15 batt insulation in the walls and ceiling followed by a water proof air barrier. Wood paneling will be installed on the walls under the loft. Drywall will be used everywhere else. We will frame and install the bathroom walls, kitchen shelves, and loft ladder. We wire the barns with 12 volt wiring (no permit required), and install all lights, fans, outlets, and switches. A compost toilet is installed in the bathroom. Vinyl plank flooring throughout.

4. 500 Watt / 24 Volt Solar System

(2) 250 Watt / 24 Volt solar panels on adjustable external racks wired at 48 Volts, 60 Amp MPPT Charge Controller, 2000 Watt / 24 Volt Inverter, 24 Volt to 12 Volt Converter, a 100AH 24 volt LifePO4 Battery. If you have no idea what that means, it’s ok. It means you can run the microwave in the middle of the night, and the swamp cooler on cloudy days, with the TV on. You will always have plenty of power.

The Barn power system is designed for maximum efficiency. All of the low power appliances like the lights, fans, refrigerator, freezer, and USB wall outlets are 12 Volt; which draws very little power. The high power devices (110 AC) like the microwave, coffee pot, and swamp cooler run off of a 2000 Watt / 24 Volt inverter. Using a 24 Volt inverter instead of a 12 Volt inverter delivers power more efficiently to the devices, and therefore uses less of it from the battery.

Low power devices are included with the purchase (lights, small fans, (2) BougeRV 12 Volt refrigerators, etc). The inverter for the high power devices comes installed inside the barn, but the actual high power devices themselves (microwave, coffee pot, swamp cooler, etc) do not.

GOING FORWARD:

I am NOT expecting anybody to click the BUY NOW button, and spend $18,000 on my website without calling me first, and making an appointment to come and see the barn that I have. So, if you’ve read this far, and you’re super jazzed about going Barndo, hit me up:

520-994-9242

Or, if it’s after-hours, send me a message HERE

In the meantime, take a minute to read the reviews on my AirBnB listing. These are real people who have actually stayed in the barn, and experienced what it’s like to live in it. RIGHT HERE

If you’re not ready to go full Barndo, and need a more affordable option then check out my MICRO-CABINS. These come at price-point that most banks can match with a small personal loan, and if you don’t own land yet we have spaces for rent as low as $200 a month.

Even if you don’t purchase anything, and we never meet, I still want to thank you for visiting my site, and checking out my builds. Cheers.
